COOLING
I do not see many centralized
air conditioning systems in my geographic area, coastal Maine,
USA. I have seen a few in upscale residences however. Typically,
weather permitting, your home inspector will operate the
centralized air conditioning system by turning down a control
thermostat. I say "weather permitting" because any air
conditioning system should not be operated during cold weather.
If the system is working properly, cooler air should begin to
flow from supply registers within a few minutes. If the system
does not function, however, you should have it investigated
further by a licenced specialist.
Even during cold weather, your home inspector can assess the
physical condition of the central air conditioning system. Air
filters should be checked. Outside, the compressors and
interconnecting coolant lines should be checked.
Occasionally, I find window air conditioning units installed.
Sometimes, the installation has a temporary, unsafe appearance
and the air conditioner appears as if it could fall out of the
window. I have seen other window air conditioners permanently
built into an exterior wall. Sometimes air conditioners are
plugged into long extension cords too small in size. Your home
inspector should check the condition, polarity, and capacity of
the receptacle into which the air conditioner is plugged.
